In my opinion one of the best for this purpose is the price per square foot of individual sold properties. This graph shows each of the single family properties sold over the last five years in Brookfield charted by sold price per square foot and by date. To make the trend more clear I've added a polynomial trendline. The farther the average sold price/list price ratio moves from full price, the more tilted towards a buyer's market it likely is.
