Like most communities across the nation, Elm Grove's real estate market has been challenging the last several years. Property values have been negatively affected by the current downturn in real estate. Here are some graphs and analysis that can help try and quantify the changes and explain the current market conditions.

(click image to load full size) Elm Grove Average Sold Prices per Square Foot This graph shows the average sold price per square foot for single family properties sold in each of the last 5 years. These calcualtion can give you a simple snap shot of how the market is doing, but could be deceiving in cases where fewer sales of vastly differing type properties skew numbers artifically from year to year. (click image to load full size) Elm Grove Individual Sold Prices per Square Foot Although there is a huge variety in size, type and quality of construction for homes in Elm Grove... it is possible to look at some more detailed indicators to try and determine if prices are flat, increasing or decreasing. In my opinion one of the best for this purpose is the price per square foot of individual sold properties. This graph shows each of the single family properties sold over the last five years in Elm Grove charted by sold price per square foot and by date. To make the trend more clear I've added a polynomial trendline. (click image to load full size) Elm Grove List Price/Sold Price Ratios One way to judge the market is to compare the selling prices for each sold property to it's last listing price. The farther the average sold price/list price ratio moves from full price (1.00), the more tilted towards a buyer's market it likely is. This graph shows the single family properties sold over the last five years in Elm Grove charted by that ratio. Again I've applied a polynomial trendline to try and show how the average has moved, and in particular dropped in the last year.
