Imagine a transferee moving to your area is on the way back to the airport at the end of a house hunting trip. They notice your for sale sign and pause outside the home, then call from the car. The agent who takes the call at the office can't reach the Lister and an opportunity is lost. An Agent tries to add "one more" property to the list they're showing to a Buyer TONIGHT. They call the office only to learn that the office can't set the showing. MAYBE they pick a different property instead? O.K, I know many Agents have beepers and cellular phones. Do you think the Listing agent never goes out to see a movie? Maybe they take a shower wearing the pager or cell phone. I'm sure they always interupt "dinner with the family" to get EVERY call. Never a romantic evening at home? Nah, not them. What about sleeping in? An appointment with an important client or customer? The weekly office meeting? Church? I hope you get the point. Unlike those stories of investors buying dozens of Hawaiian homes from the window of their passing limo, no one will ever buy your house without first seeing the inside. The fewer Buyers who see the inside, the less chance of finding that "one right Buyer". It's simple supply and demand. The fewer people who see it, the less the chance of getting the highest offer or multiple offers to drive the price up over asking. Why would the Listing Agent even consider making it more difficult to show their listings? Maybe the Seller asked, and the Broker didn't explain the potential problems. Maybe the Lister just wants to talk to the Seller to make it look like they're out hustling up each showing? Maybe they don't mind making it harder for others to show it, it could help them find the Buyer first? I'm sure they can rationalize some other reason to hurt your chances of finding the right Buyer? I can't. Thats what I think, but... who cares what I think? Note: In the Milwaukee area the Co-Broke must call the Listing Office to request a showing. In some other areas of the United States the Co-Broke would call the Sellers directly, this never happens in our market.
